The sale notice changes the question from “what stage?” to “what date?”

A Notice of Trustee’s Sale identifies a scheduled foreclosure auction. This is the point where exact dates, delivery methods and professional advice matter more than generic foreclosure timelines.

Read the scheduled sale date first

Find the date, time and trustee contact information on the recorded notice. California’s foreclosure process can involve postponements, but you should not assume the date moves automatically or rely on a third-party mailer saying it will.

Then separate three tracks

1. Servicer / loss mitigation

Continue working directly with the mortgage servicer if keeping the home or obtaining another loss-mitigation outcome is the goal. CFPB also directs homeowners to free HUD-approved housing counselors.

2. Legal review

Foreclosure defenses, notice validity, statutory compliance and emergency relief are outside a real estate salesperson’s role.

3. Market-sale feasibility

If selling is being considered, determine whether a conventional listed sale can plausibly close within the available time after accounting for value, debt, condition, title, access and buyer financing.

The §2924f listing and purchase-agreement provisions

For residential real property containing no more than four dwelling units subject to a power of sale, Civil Code §2924f contains conditional one-time postponement provisions. The statute describes timely receipt by the trustee of a qualifying listing agreement with a California licensed broker to be placed on a publicly available marketing platform, using specified trackable delivery. After a postponement under that provision, a qualifying bona fide fully executed purchase agreement can trigger a second one-time postponement if the statutory requirements are satisfied.
