This site is designed to be useful to a homeowner under time pressure without pretending a real estate salesperson is a lawyer, lender or housing counselor.

Source hierarchy

Statutory claims are checked against California Legislative Information and state-published materials such as California DRE real-estate-law excerpts. Consumer mortgage guidance is linked to CFPB/HUD resources. Professional summaries may be used as secondary orientation but do not replace the statute.

What we do not publish

  • Pages for individual homeowners, addresses or case numbers harvested from public records.
  • Promises that a foreclosure can be stopped or postponed.
  • “Guaranteed cash offer” or false urgency language.
  • Legal conclusions about whether a notice, trustee sale or statute is valid or applicable.

Trustee/entity pages

A trustee page exists because homeowners often search the company name printed on a notice. It must explain the entity’s role, return the reader to the exact document and dates, disclose no affiliation, and provide official-help links. Trustee-specific contact and delivery details must be grounded in the trustee’s own materials or an authenticated notice. A general office address is not confirmation of a statutory delivery address. We do not publish local notice-volume claims without a dated source.

Real-estate scope

Ari Rubinstein’s role is limited to the real-estate side: property value, condition, marketability, listing strategy, buyer pool, offer review and transaction timing. Legal questions go to counsel; loan workout questions go to the servicer and qualified housing counselors.

Review record

The DRE license identities and the operative 2026 text of §2924f were checked on September 15, 2026 (Pacific). Official trustee websites were checked on the same date. The public portal descriptions and contact routes have been checked. Recorded sample notices, file-specific delivery addresses and local trustee-volume data remain unverified; no fixed field locations or counts are presented. The date tool shows its arithmetic and planning-calendar limits.

Updates

Foreclosure law and servicing rules can change. Pages with statutory content should be reviewed when California law changes and periodically against current state sources.
